Housing Options and Tenancy Rights
Finding suitable accommodation is crucial to your life in Canada.
Below, we provide key information about housing options, costs, and tenancy rights in British Columbia.

Housing Options
On-Campus Housing: Not available at Excel Career College.
Off-Campus Housing: Students can explore rental apartments, shared housing, and homestay options.

Housing Costs
Based on general averages for major cities in British Columbia, housing costs typically range as follows:
Rental Apartments: $1500–$4,000/month, depending on size and location.
Shared Housing: $600–$1,200/month per person, offering lower costs for shared living arrangements.

Housing Availability
Availability varies by location and demand, especially during peak moving seasons. Students are encouraged to begin their search early. Popular platforms include:
Craigslist
Rentals.ca
PadMapper
Kijiji
Facebook Marketplace

Tenancy Rights in British Columbia
As a tenant in BC, you are protected under the Residential Tenancy Act, which ensures:
Security Deposits: A refundable deposit, typically one-half month’s rent, held for potential damages.
Rental Agreements: Clear terms for duration, rent, and notice periods.
Landlord Obligations: Landlords must provide safe, clean, and well-maintained housing.
For detailed tenancy rights, visit the Residential Tenancy Branch of British Columbia.

Renter’s Insurance Providers
There are many options available for renters’ insurance in BC, covering things like personal property, liability, and additional living expenses. Policies and pricing vary by provider. Students are encouraged to compare plans early. Popular providers include:
BCAA
TD Insurance
Intact

Tips to Avoid Scams
Meet in person: Always try to meet the landlord and view the property before making any payment.
Check references: Ask for references from previous tenants or check reviews online.
Be cautious with deals that seem too good to be true: If a listing is significantly cheaper than similar properties, it might be a scam.
Check for Duplicate Listings: Scammers steal real ads and repost them at lower prices. Search images and descriptions online to spot fraud.
Support for Safety, Health, and Well-Being
Medical Insurance: International students must enroll in the BC Medical Services Plan (MSP), which provides access to essential healthcare services.
Healthcare Facilities: Clinics and hospitals are available in all campus cities for routine or emergency care.
Excel Career College encourages students to understand their health coverage and access the medical services available in their campus community. Clinics, urgent care centres, pharmacies, and hospitals are available in Surrey, Victoria, and Kelowna for routine and emergency medical needs. Students can also call 8-1-1 (HealthLink BC) for non-emergency health information and guidance on where to seek care in British Columbia
Eligible B.C. residents may access healthcare through the BC Medical Services Plan (MSP). International students studying in British Columbia on a valid study permit for six months or longer must also apply for MSP upon arrival. MSP coverage usually begins after a waiting period of about three (3) months, so temporary private insurance is important during that time.
To help support newcomers and students without MSP coverage, StudyInsured is Excel Career College’s trusted insurance partner. Here are some of the benefits included in their plans:
24/7 Medical Assistance for immediate support anytime, anywhere
Up to $1,000,000 in Emergency Medical Coverage for hospital stays, doctor visits, and more
Prescription Medication Coverage for emergency prescriptions
Emergency Dental Care for injuries and pain relief
Ambulance and Medical Transportation for emergency ground and air transport
